Best regeneration: Grove Village, Ardwick

ONE of the first partnerships in the country between a council, a housing association, a private developer and a bank, to transform a run-down inner city estate through a combination of demolition and new build and renovation of existing properties.

From being a no-go area, rental properties here now have a waiting list and private homes are selling for up to £186,995 Plans include not only good-quality new housing, but a new shopping centre and new green route through the estate.

It's a long-term plan, but already the work by Gleeson, Harvest Housing and the Nationwide has shown what true regeneration can achieve.
