
It is the first residential venture for Argent which believes that investing in art and festivals and quality of life is just as important as pound per square foot.
They want this neighbourhood to be not only attractive but accessible to everyone.
They have come up with a scheme where you can buy a percentage of the property but crucially don’t have to pay rent on the remainder – which keeps the all important monthly payments down.
Unlike other shared ownership schemes, the minimum you can buy at the Hub is 80 per cent (round the corner at Pall Mall House you can buy as little as 12.5 per cent through Asset Trust) which brings the £127,000 studio to nearer to the magic £100,000 mark.
They are reducing reservations fees and only asking for a five per cent deposit from owner occupiers.
There are also two and three bed apartments for those who can afford a bigger stake.
Aspirational
According to David Partridge, Joint Chief Executive of Argent Group, the aim is to attract a new population to the area: “All the component parts of life in the city are now here. It has already attracted a number of major companies and we now want to play our part in making it an aspirational and affordable address for the community.
“The future residents of The Hub will play an important role in the area’s future success, they will set the final seal on the regeneration process.”
There are plans for about 2,000 new apartments in this quarter of the city and the mix is likely to be an eclectic one with shiny new builds like The Hub sitting round the corner from sympathetic restoration projects such as 79 Piccadilly.
The fittings laid out in the new marketing suite show oak flooring in the living areas, carpet in the bedroom, simple white bathrooms and fully kitted kitchen with fancy stuff like a touch-control ceramic hob, integrated dishwasher, undercounter fridge/freezer, stainless steel sink with chrome mixer tap and an extraction system.
There will be a full height storage cupboard in the hall and also a utility cupboard. and All apartments have either external seating areas or Juliet balconies.
There will be an on-site management team and a 24/7 Help Desk .
The building is stands 10 storeys high and has been designed by Glenn Howells Architects.
And it would seem that already Argent’s ambitions are being realised as they have taken reservations on 15 units – some of them under the flexible purchase option.
